Across prime communities service charges moved between AED 12 and AED 22 per sq ft. On a 1,140 sq ft unit that is an AED 11,400 annual spread.
Service charge is the line most buyers skim and most sellers cannot answer. It is also the difference between a 6.4% yield and a 5.1% one on identical units.
